CB Property Investors Fund successfully sells the Dobré časy facility to the Ambeat Care Fund

The real estate fund CB Property Investors, together with private investors from the Crowdberry investment platform, has successfully completed the sale of the Dobré časy facility in Ivančice near Brno. The buyer is the Ambeat Care real estate fund, a joint project of Ivan Foltýn’s investment group Ambeat Group and Simplea insurance company from the Partners financial group. For investors in the CB Property Investors fund, this transaction is in line with the fund’s overall above-standard returns.

CB Property Investors, together with investors from the Crowdberry platform, became involved in the project already during the construction phase and supported it through its launch in 2023 up to its current form. The Dobré časy facility, with 168 beds, is a major provider of both healthcare and social care in the South Moravian Region, focusing on people over the age of 55, typically seniors. It consists of a long-term inpatient care unit and a care home with a special regime.

“Dobré časy is a clear example of what we at CB Property Investors do best – developing a greenfield project and handing it over at the point when it is ready for the next stage of growth under a strategic partner. For us, this represents the natural completion of the investment cycle. The value of the asset has increased significantly since our first investment, and we are pleased that the facility is passing into the hands of a group with both the capacity and ambition to further build the best senior care network in the Czech Republic,” said Jan Rovný, Head of the CB Property Investors fund.

“The Dobré časy facility in Ivančice was, from the very beginning, an investment with a clear social dimension for us. The facility was developed as a response to a specific and urgent societal need – to provide dignified care for seniors in a region where there had long been demand for high-quality inpatient capacity. Projects like this, where we can deliver value creation, an attractive return for our investors, and, at the same time, a positive social impact, represent the most meaningful way for us to invest,” added Michael Almásy, Head of the Crowdberry investment platform.

The return on investment for investors from the Crowdberry platform significantly exceeded the expected threshold of 15 % per year.

The sale was completed without external advisors. The sellers were private investors from the Crowdberry investment platform and the real estate fund CB Property Investors, which owned the facility through CB SeniorIvančice s.r.o. In addition to the hospital in Podbořany, the Ambeat Care fund’s portfolio also includes the care home with a special regime in Trnová near Pilsen and the care home with a special regime in Nové Strašecí, which it is currently reconstructing. Ivančice is therefore already its fourth acquisition of this type. Both parties declined to comment on the transaction price.

“The acquisition of the long-term care facility in Ivančice is another step on our path towards achieving our goal: building the largest network of long-term care facilities in the Czech Republic,” said Martin Švec, CEO of Simplea insurance company, part of the Partners Group, commenting on the transaction. According to him, the cooperation between the insurance company and Ambeat Group has created “a unique combination of a long-term care insurance product with the possibility of placement in facilities operated by Ambeat Group.”

According to estimates by the Czech Statistical Office, the number of seniors is expected to increase from the current 2.1 million to 3.1 million by 2050, while the number of people over the age of 80 will almost double. The growing number of seniors also means a growing need for care – today, more than 360,000 people in the Czech Republic require assistance with everyday activities, and by 2050 this figure may rise to as many as 600,000. Every seventh senior will be dependent on care.
