How many apartments and plots must the developer sell to repay both the bank loan and the loan from Crowdberry investors, including interest?
In order for the developer to repay all loans, including interest, it must generate sales of at least 71% of total planned sales, given that the developer has set a highly conservative sales price per square meter of approximately 22% in its business plan. It is therefore necessary to sell 42 apartments and 11 plots. However, the pre-sale of 42 apartments is also a condition for Crowdberry to grant a junior loan. Investors are entering the project with a sufficient number of (pre-)sold apartments.
What impact does the treatment center for the chronically ill have on the entire residential project?
The project also includes a treatment center for the chronically ill. However, the developer is not building it, but has a valid contract with the customer for the sale of serviced land with a valid building permit for healthcare facilities of this type. The land currently has a valid building permit for social care facilities, so this is only a change to the building permit. Once the developer achieves this change, he will collect CZK 27 millions from the buyer for the project. This change to the building permit is a condition precedent to the granting of a loan by Crowdberry investors.
