Investors' capital will be directed towards the construction of a retail project, which the developer KLM plans to sell within three years, thereby allowing investors to realize a return on their capital investment. This is the fifth investment opportunity in the construction of a project by a developer on the Crowdberry investment platform. The investment opportunity offers not only an attractive return, but also a range of security mechanisms. Three projects financed through Crowdberry have already been evaluated by investors with a return of more than 14% p.a.
KLM Real Estate, a renowned Slovak developer, in cooperation with the Crowdberry investment platform, has presented a new investment opportunity – the construction of a modern retail park in the village of Rosina near Žilina. The project is designed to offer investors the opportunity to co-own real estate in a strategic location and increase the value of their capital with attractive returns.
The retail park will have a leasable area of almost 3,000 m², with more than 50% of this area already reserved for a renowned tenant – LIDL, which has signed a future lease agreement for a period of 10 years (5+5 years). Construction is planned for mid-2026, with the aim of selling the project within three years of the start of investment.

- Preferred annual return: 11 %
- Estimated sale at a yield of 7% with a return of 13.6% in the third year.
- Share of profit from development: 20 %
- Share of lease: 90 %
The investment is secured by several protective mechanisms, including preferential payment of returns to Crowdberry investors before the developer's profit distribution, as well as mandatory repurchase of shares after three years in the event of low market interest.
