Bottova Residence generated a return of 10.37% p.a. for investors prior to maturity

In April 2025, we offered investors on the Crowdberry platform the opportunity to finance the Bottova Residence development project in the center of Banská Bystrica through a loan. In less than two weeks, investor interest exceeded the target amount of €900,000 by more than 50%. Today, after 378 days, the loan has been repaid early, and investors have earned a return of 10.37% p.a. thanks to a rigorously managed investment process throughout the entire period.
Bottova Residence was created as a result of the developer’s strategic decision to change the building’s original use. By converting office space into modern urban housing near the center of Banská Bystrica, the developer responded to current market demand while also increasing the property’s value.
For investors, this meant financing a development that was about more than just a high-quality conversion. Above all, it was about the developer’s ability to successfully sell and complete the project in a short time. The project was thus successfully concluded for all parties involved—the developer, investors, and buyers.
From Crowdberry’s perspective, this was an investment whose success was determined by a combination of three factors: the quality of the asset, the developer’s discipline, and rigorous risk management throughout the project’s entire lifecycle.
Early repayment of the investment
Thanks to funding from Crowdberry investors, the building’s conversion was successfully completed and construction costs were covered. The project received its occupancy permit in September 2025, and the first apartments were handed over to their owners as early as November.
From the initial sales, the bank was repaid first, followed by the mezzanine financing.
The entire process was completed at the end of February and beginning of March 2026, and the loan was fully repaid as of April 15, 2026.

Investment security as a priority
This successful outcome is also the result of a standard project review, which both the developer and the project underwent prior to receiving financing. We have strengthened investor capital protection through several measures:
- Thorough analysis of the project and market demand: We verified the legal status, building permits, and genuine buyer interest, which has already been confirmed by binding agreements for future purchase contracts.
- Assessment of the liquidity of individual units: We identified parts of the project with potentially longer sales cycles, such as large apartments on the top floors or studios in the basement, and factored them into the investment structure.
- Structural safeguards: We eliminated the risk associated with specific units through the developer’s personal guarantee and a conservative yield model. We did not factor the sale of basement studios into the business plan at all, thereby creating a safety buffer and minimizing the impact of unpredictable market conditions.
“Bottova Residence has confirmed that converting office space into modern housing is a quick way to respond to housing demand. For investors in so-called mezzanine financing, it is also a profitable investment opportunity. The combination of a quality developer with rigorous project management and monitoring provided investors not only with greater security but also with an ongoing overview of the status of their investment," explains Marek Baranyai, debt financing manager.
“Another interesting aspect was the protection against inflation via the EURIBOR rate, which rose from 2.35% to 2.68% one year after the drawdown. This change at the very end, albeit for a short period, slightly increased the final return for investors,” he adds.
The Bottova Residence investment opportunity has confirmed the growing demand for fixed-income loan products with short maturities. For investors, this model represents an ideal way to quickly and effectively grow their capital while maintaining an attractive risk-return ratio.
